Richard Miller is the Founder and driving force behind Modern Investments in Leasing, Living, Equity & Rentals LLC (MILLER), a real estate investment and development company focused on delivering high-quality, affordable workforce housing in the Omaha metro area. With more than 25 years of leadership experience in operations, logistics, distribution, manufacturing, project management, human resources, sales, and facilities management—and as a disabled U.S. Army veteran—Richard brings a uniquely disciplined, mission-driven approach to every project.

While launching Miller Equity, Richard is serving as Chief Operating Officer and Chief People Officer at Total Truck and Machine, KRW Construction, and Certified Fleet Services, where he helped scale operations and build high-performance teams. His prior roles include serving on the Senior Leadership team as Director of Operations at TriMark USA, overseeing distribution centers, logistics, and strategic growth initiatives across four states, and Senior Operations Manager at Oriental Trading Company, where he led over 600 employees in a one-million-square-foot fulfillment center.

Earlier in his career, Richard served honorably in the U.S. Army as a Battalion Non-Commissioned Officer, managing over $30 million in assets, logistics readiness, and personnel development. His military service instilled in him a deep commitment to accountability, structure, and teamwork—values that continue to guide his leadership.

Richard holds an MBA in Human Capital from Bellevue University and a Bachelor’s in Business Management and Marketing from Midland University. His extensive knowledge spans warehousing, transportation, construction project management, sales and marketing, brand management, HR, ERP and WMS systems, safety and compliance, and continuous improvement methodologies including Lean, Six Sigma, and Kaizen.

Through MILLER LLC, Richard is focused on giving back to the very people who keep communities running—teachers, tradespeople, medical staff, and service workers—by creating rental housing that is clean, safe, affordable, and dignified. His vision is rooted in service, operational excellence, and community investment.
